The UT administration of Chandigarh has already adopted self-certification for housing constructions. This time, building plans for commercial properties have been shown a move ahead with self-certified provision by governing body of Chandigarh.
Already self-certified building plans are active Punjab and Haryana for a long time now. Alike the residential property, Chandigarh administration is now after adopting self-certified building plans for commercial buildings. The objective of this provision is saving applicants’ time and skipping out on the harassment caused at the hands of the UT state authorities. This mentioned clause has been added to the draft Chandigarh Building Rules (Urban) 2017 which will be disclosed after calling objects from people.
Appreciating the move Mr. Mahesh Somani, the Managing Director of pioneer realtor organization, Somani Realtors and leading
property portal in kolkata www.liyans.com said, “Kolkata is yet to witness such bold steps, in terms of commencement of residential/commercial development. Self-certification will initiate well-timed beginning of the projects over here.”
With emphasis on the delay in proceedings of local governing bodies Somani said, “Whenever there is any delay in realty deliverance, the first person is to be under the axe, is a builder. Self-certification will definitely boost up prompt relegation of the projects.’’
This self-certification move will empower the private architects to submit building plants of commercial buildings on their client’s behalf, on the control sheets prepared by the UT urban planning department, where they underline the staircases and toilets or any other alternation in the plan, giving the competent authority a 15-day notice for seeking sanction. The construction can start after this mentioned notice period, if the authority concerned doesn’t come up with any dissatisfaction. If any violation occurs during or after project completion a surge charge of penalty will be lived on the very project.
